We have both developed over the years a real estate expertise of the Luxembourg market. Whether through their regular purchases and sales of personal real estate, but also by participating in development and promotion projects for Emmanuel and a major real estate investment project in student accommodation for Sébastien .

Through their personal experiences, and by sharing with their friends, We have come to the conclusion that the real estate sector in Luxembourg sometimes lives in a bubble, far from the realities of sellers and buyers, and very far from what is now commonly practiced in other neighboring countries. Many sellers are hesitant to use a real estate agency, or do so reluctantly. For us, there are several reasons for this that we wanted to address by creating our agency.

First, why pay a commission based on the value of the property sold?

It just doesn't make sense, let alone for very expensive goods that sell out in weeks or even days. This is the reality on the ground in Luxembourg for a very large number of properties. Why should I pay double commission now compared to ten years ago? There is no other economic player that has doubled its prices without this being based on an underlying economic reality, generally an increase in its charges or heavy new constraints. We therefore wanted to reproduce in Luxembourg what is done for example in France or Belgium in a very common way now and work with fixed commissions .

Then, it must unfortunately be noted that some agencies in the country have not kept up with the technological developments of recent years...although many others have made real efforts and that the quality of services is still improving. Our objective is very clear: to combine the best of what can be done in terms of real estate agents to offer you the best service! For this, we observed the practice in Luxembourg, but also in several other countries. We have also analyzed all the technological means available to facilitate the sales process. The result is that we have put in place an efficient process, which minimizes the time lost by sellers, by buyers, but also by our agents.

Finally, it is obvious that the sale and purchase of a property entails constraints, but our mission is to limit them as much as possible.

This translates into our particular process. This is immediately the case when you contact us. We will ask you to complete our sales form, a simple process that takes a few minutes, but which will save us all valuable time afterwards. This is also the case when we decided to only organize virtual tours for potential buyers at first. As a seller, what could be more unpleasant than having to tidy up with each new visit, especially when a number of visitors are in fact only curious people! This is ultimately the case when we operate a rigorous selection among potential buyers. We do not hesitate to ask them for as much information as possible, mainly financial, in order to avoid any unpleasant surprises later.
